    A: Hiring a professional property manager saves you time, work, and stress. You do not have to spend time advertising, taking rental calls and showing the property. A professional property manager is there to handle all the necessary screening and background checks for the application process and has the expertise to execute the rental agreement and handle the monetary transactions, just to name a few benefits.
  • Q: How do you handle maintenance repairs?

    A: The owner typically sets a cap amount for maintenance. For example, if the owner sets a cap of $300, any repairs that are needed that do not exceed $300 can be done without having to gain approval first. Any repair that is bigger than that amount has to be approved by the owner. We strictly follow Texas Property Code and adhere to the requirements they have set regarding repairs.
  • Q: Am I required to make my property available to Section 8?

    A: No. You are not required to participate in any program.
  • Q: Are you licensed?

    A: Yes, our property manager along with a few others on staff are licensed agents.
  • Q: Can I reach you after hours?

    A: We have an E-line for tenants to contact the maintenance department in the event of an emergency.
  • Q: Can you put the money directly into my account?

    A: Yes, we offer direct deposit for all of our owners.
  • Q: Do I get to see the lease or sign it?

    A: Absolutely! Any paperwork that is done on your behalf is yours to look at.
  • Q: Do you sell real estate too?

    A: Yes, we offer the option to market your property in house to other investors or we can place it on the open market.
  • Q: How and when do I get my checks?

    A: We do all owner statements on the last business day of the month. Direct deposit is typically deposited within the next business day.
  • Q: How long of a lease do you sign?

    A: Our standard lease is a one year lease.

    A: The tenant’s security deposit is held in a separate escrow account by the management company.
