As part of our service package we do have our own maintenance team and only maintain properties that we manage. Our clients are not obligated to use our maintenance team.
However, we are not a for-hire service company.

Leasing

 We match qualified tenants to properties that fit their needs.

    Tenants must pass a criminal background, employment and rental verification, and credit check. We advertise available properties on several different websites, work closely with HUD caseworkers to process potential tenants housing paperwork with the properties that are participating in that program

Inspections

We cover a full list of mandatory property visits - that's one less thing our owners need to worry about.

    • We rekey all locks in a property after a tenant has left the property to ensure the safety of the next tenant.

Utilities

We maintain utilities when properties become vacant for our clients so that it is less hassle for our owners

    At the end of the year when owners go to do their taxes they are able to have all their expenses in one report. We also offer to pay their insurance, mortgage, and property taxes for the same purposes as long as they have the funds in their accounts.

In-house Maintenance

We have our own maintenance techs on staff available to our clients for quick and effective maintenance calls.

    Our maintenance team performs make ready services, trash outs, writ of possessions, minor general repairs, and some skilled crafts. We also have in-office five maintenance staff that ensure each work order is detailed with as much information from the tenant to the field.

Accounting

Maintain owner statements, pay mortgages, monthly bills, and pay property taxes so that your year end reporting is simple and easy and all in one report. 

Security Deposits

We follow Texas Property code and process security deposits with the necessary forms to keep our owners in legal compliance.

    We use the prelease inspection, the tenant’s inventory condition form, and the vacancy inspection to process the deposit per Texas Property Code. We give the tenants 30 days to pay any balance that they owe and if they do not we send their accounts to collections.

Tenant Relations

We handle everything from start to finish with quality service and care.

    • Collect rents and manage those who are late
    • File eviction paperwork and process, appear in court on behalf of the owner
    • Manage storage buildings and ensure they are kept clean and locked
    • Manage and renew lease extensions when tenants leases come up for renewal;
